Welcome to i-Realtors.com. These Terms and Conditions govern your use of our platform and services, including the free lead generation program for Real Estate Agents (RSAs). By signing up for and using our services, you agree to comply with the following terms.

General users are not required to sign up or meet any prerequisites to browse real estate listings, find RSAs, or request mortgage pre-approval through i-Realtors.com. The use of the website in any other manner or for any other purpose is strictly prohibited.

1. Eligibility

  • 1.1 To use our leads services, you must be a licensed Real Estate Agent in good standing.
  • 1.2 By registering, you confirm that all the information provided during sign-up is accurate and up to date.

2. Free and Paid Lead Program

  • 2.1 i-Realtors.com provides leads to registered RSAs free of charge under the condition that RSAs adhere to these terms.
  • 2.2 Response Time: RSAs must respond to leads within 24 hours of receiving the lead. Failure to respond within this timeframe may result in:
    • Reassignment of the lead to another RSA.
    • Temporary or permanent suspension from the free lead program.
  • 2.3 Referral Opportunities for RSAs: RSAs agree to be contacted by other RSAs participating in the i-Realtors lead network. This ensures seamless client service and increased opportunities for all participants.
  • 2.4 i-Realtors.com also offers a paid subscription program where RSAs can subscribe to one or multiple zip codes to receive exclusive leads.

3. Use of the Platform

  • 3.1 Your unique URL and QR code are provided to drive leads directly to you. You are responsible for distributing and using these tools appropriately.
  • 3.2 Any misuse of the platform, including providing false information or engaging in unethical practices, will result in immediate suspension or termination of your account.
  • 3.3 If you are a participant in the paid subscription program, your leads will be based on the zip code(s) purchased and provided the lead has not already been assigned to another RSA.

4. Lead Ownership

  • 4.1 All leads generated through i-Realtors.com are assigned to RSAs based on their unique URL or QR code unless they are part of our paid subscription program where they will receive leads based on the zip code(s) purchased.
  • 4.2 Leads must not be shared, sold, or distributed to unauthorized third parties.
  • 4.3 RSAs must respond to leads within 24 hours or risk reassignment.
  • 4.4 RSAs must maintain professional conduct when communicating with leads.
  • 4.5 Any unethical behavior will result in suspension or termination of access.
  • 4.6 i-Realtors.com does not modify or withhold lead information to favor any participant. The platform serves as a neutral marketplace for leads and does not interfere in the direct relationship between RSAs and their potential clients.

5. Communication with Leads

  • 5.1 RSAs are expected to conduct themselves professionally when interacting with leads provided by i-Realtors.com.
  • 5.2 i-Realtors.com is not responsible for any disputes or liabilities arising from interactions between RSAs and leads.

6. Referral Network Participation

  • 6.1 RSAs agree to participate in i-Realtors’ referral network, enabling other RSAs to contact them for referral opportunities.
  • 6.2 Any referrals received or made through the network must comply with local real estate regulations and ethical guidelines.

7. Property Listing Accuracy

  • 7.1 i-Realtors.com provides property listings based on the most recent data available; however, we do not guarantee that all listings reflect real-time availability. Real Estate Agents (RSAs) should consult the NMLS portal or directly verify the property's status after obtaining a lead to confirm its availability before providing information to the client.
  • 7.2 It is up to the client whether they wish to establish a relationship with the RSA to explore additional property options.

8. Mortgage Services ("Get Pre-Approved")

  • 8.1 i-Realtors.com is operated by a licensed Mortgage Loan Originator (MLO) in New Jersey. The “Get Pre-Approved” feature allows homebuyers to request mortgage pre-approval directly through our internal mortgage services.
  • 8.2 All pre-approval referrals are managed internally by i-Realtors.com.
  • 8.3 Mortgage leads are NOT sold or shared with third-party lenders or brokers.
  • 8.4 Pre-approval is NOT required to access home listings.

9. Compliance with RESPA and NJ Real Estate Laws

  • 9.1 i-Realtors.com is fully RESPA compliant. We do not engage in referral-based compensation models for mortgage or real estate transactions. Additionally, i-Realtors.com is not a real estate brokerage and does not provide brokerage services.

10. Termination and Modifications

  • 10.1 i-Realtors.com reserves the right to modify these terms or discontinue any of its programs at any time without prior notice.
  • 10.2 RSAs may terminate their participation at any time by notifying i-Realtors.com in writing.
